I found it doing research.

And you're doing research when you're not even halfway through the previous Fest? :)

It is by a trolley stop.

As are most of them. The Main Street Trolley runs north and south along, well, Main Street. Most of the downtown hotels are just off Main Street or within a block or two of a stop.

If it's closer to the Riverfront Trolley, it might pose a problem coming from the Amtrak station. Riverfront is a ONE WAY line; it runs southbound only. Think of an inverted letter "D", with the round part being the Riverfront Trolley, and the straight side being Main Street. So you would have to ride up Main Street first to the northern terminus, and then back on a Riverfront Trolley to your stop. I believe the Riverfront Trolley, its southern end, is right on the side of the Amtrak station.

More important is the nighttime arrival of #58. Will the trolley still be running at that hour? And if we come in late, after they do stop running, cabs may be necessary.

Hotel directory for those properties within 5 blocks of a transit station is here. ( I just added the Courtyard that Steve mentioned above, as well as a few more I found.) In the case of Memphis none of these are more than 3 blocks from a trolley stop. Some west of Main Street may be equidistant between the Main Street and Riverfront lines. The one hotel in the Medical district outside of downtown is contingent upon the return of Madison Trolley service, which is temporarily suspended.

Don't know if anyone possibly booked this place, but one of the non-chain hotels on my list apparently closed "for renovations". Judging by most of the reviews I've seen for The Benchmark, it would take more than renovations to make it inhabitable again. Nothing to do with the flooding -- it lost a major flag (Best Western) a couple of years ago and apparently could not do well on its own. The Benchmark is off the list, and if anyone by small chance was able to book it before whenever it closed, re-evaluate your options.
