Amtrak has postponed its search until early 2018

 

 

Amtrak’s search for a master developer to take on its 30th Street Station District Plan just came to a halt in light of all of the Amazon hubbub.

Why the halt? Amazon.

 

It sounds like Amtrak is seriously considering Philly’s pitch to bring Amazon’s second headquarters to the city. The area surrounding the 30th Street Station District Master Plan, which includes Schuylkill Yards, is said to be one of the spots being pitched by the city to Amazon.

Amtrak reveals renderings for Philly’s 30th Street Station

 

In conjunction with designers FXFOWLE!melk, and Arup, Amtrak announced last week that it had chosen a final preferred concept for the plaza surrounding Philadelphia’s 30th Street Station. In the 107-page proposal, Amtrak called the area around the station a “sea of driveways,” and laid out steps the company was taking to modernize the transportation hub.

Facade work refreshes 30th Street Station as Amtrak shops its commercial-district plan

 

 

 

As work continues on the exterior, Amtrak continues to seek a developer to oversee its ambitious, 35-year plan to create a commercial district surrounding the station.

 

The plan was developed in coordination with nearby stakeholders Drexel University and Brandywine Realty Trust, which hope to develop the 14 acres just west of the station into a small forest of towering skyscrapers called Schuylkill Yards.

Amtrak video goes behind scenes of 30th Street Station restoration

 

 

Anyone who's spent much time in or around 30th Street Station over the past few years would describe the building's impressive exterior as a construction zone.

 

While it may be an inconvenience or an eyesore for the time being, the restoration of Philadelphia's transportation hub serves a much larger purpose.

 

Beginning with plans to beautify the area surrounding it with inviting public spaces, 30th Street Station will ultimately serve as the centerpiece of a massive revitalization west of the Schuylkill River.  .  .  .

Amtrak picks four teams to compete for Philadelphia station project

 

 

Amtrak has narrowed its list to four teams that will compete to be selected as master developer for the William H. Gray III 30th Street Station in Philadelphia.

Several firms responded to Amtrak's request for qualifications. The teams that made the cut are:
• Brandywine Realty Trust, which includes Brandywine, Pelli Clarke, Pelli Architects, WSP and CBRE;
• G30 Collaborative, which includes Meridiam, Gensler, Gannett Fleming, Turner Construction, Aramark, MarketPlace and WeWork;
• PHL 30 Vision LLC, which includes JLL, FXCollaborative, AKF, Pennoni, ARUP, Jingoli and JLL; and
• Plenary Infrastructure PHL, which includes Plenary, SOM, Pennoni, Arora, Urban, AKRF, Gilbane Building, Johnson Controls, Vantage and Republic.

Amtrak, PIP to Transform Philly’s Gray 30th Street Station by 2025

 

 

Amtrak has finalized a deal with the master developer for the William H. Gray III 30th Street Station Redevelopment Project in Philadelphia.

 

On Sept. 15, Amtrak reported that it had reached financial close on a lease and development agreement with the Plenary Infrastructure Philadelphia (PIP) consortium for the restoration and renovation of the Gray 30th Street Station. PIP—selected by Amtrak in June 2020 through a competitive procurement—will refurbish and improve the historic, nearly 100-year-old building; finance those improvements; and maintain the station for a 50-year term, the railroad said. The project’s cost has been estimated between $300 million and $400 million.

 

Renovation work is expected to begin in 2022 and be complete in 2025 (see timeline below).

Amtrak Reaches Financial Close with Plenary Americas on William H. Gray III 30th Street Station Redevelopment Project

 

 

PHILADELPHIA – Amtrak and Plenary Infrastructure Philadelphia (PIP) have reached financial close on a lease and development agreement for the restoration and renovation of the William H. Gray III 30th Street Station. Under the agreement, PIP will refurbish and improve the historic building, finance those improvements and maintain the station for a 50-year term.

 

“This important milestone in the Gray 30th Street Station Redevelopment Project is part of Amtrak’s overall strategy to enhance the customer experience and operations at our major stations,” said Amtrak EVP of Planning & Asset Development Dennis Newman. “The scope of this work will transform this historic Philadelphia landmark into a modern world-class station with superior amenities, better intermodal connectivity and new customer-facing improvements over the next five years.”

 

The historic transportation hub is nearly 100 years old and is Amtrak’s third busiest station. This redevelopment project will restore and highlight the historic fabric of the majestic station, while refining the customer experience by introducing new amenities, reinvigorating the station’s retail and commercial potential, improving and expanding existing office space and enhancing transit and pedestrian traffic flows.

 

“On behalf of the Plenary Infrastructure Philadelphia team, we’re delighted to have reached financial close on the Gray 30th Street Station Redevelopment Project. We look forward to our long-term partnership with Amtrak and ensuring an improved customer experience for travelers and visitors to this historic station,” said Dale Bonner, Executive Chairman of Plenary Concessions Americas.

 

This large scale redevelopment is the first significant phase of Amtrak’s ongoing efforts toward implementing the Gray 30th Street Station District Plan and includes nearly 500,000 square feet of renovation and modernization. As part of the project, PIP will be responsible for:

  • Bringing the overall station into a state of good repair.
  • Providing expanded retail offerings to meet the needs of travelers and the local community.
  • Enhancing operational efficiency through reconfiguration and modernization of back-of-house facilities to accommodate projected increases in ridership.
  • Significantly enhancing the quality of customer experience with an emphasis on convenience, usability and comfort.
  • Rejuvenating the historic station as both a customer-oriented gateway and civic destination by celebrating and enhancing the facility’s unique and iconic Neoclassical and Art Deco design.
  • Completing a renovation of the corporate office spaces in the upper levels of the station.
  • Operations and maintenance of the existing building, beginning on September 1, 2021.
  • Creating an expanded and modernized concessions experience, with high quality retail and food & beverage offerings for travelers and employees.   

Construction on the renovation is expected to begin in 2022 and be complete in 2025.

 

Key members of the PIP team include: Plenary Americas as lead developer, Gilbane Building Company as design-build lead, Johnson Controls Inc. for facility operations and maintenance, and Vantage Airport Group for concessions development and management.

 

Amtrak’s master developer partner, PIP, was selected by Amtrak through a competitive procurement and will be leasing the station in order to deliver the full scope of work to design, construct, and maintain the station building. PIP was chosen based on its team’s proposal and successful record of project delivery, extensive experience with complex mixed-use properties and adaptive reuse of historic buildings, and approach and commitment to engaging Disadvantaged Business Enterprises, community hiring, and workforce development strategies during all phases of the redevelopment.

The much-loved clickety-clack flip board at 30th Street Station is expected to return — but not anytime soon, and only for decoration.

 

Amtrak removed the 1970s-era electromechanical information board in 2019, causing a small uproar from fans of the analog display that provided travelers with details about train arrivals, departures, and delays. It was replaced by a digital display that is integrated with current software and the station’s public-address system, as well as being compliant with the Americans with Disabilities Act.

 

U.S. Rep. Brendan Boyle said Friday that he expected the flip board to make a comeback, but the return is likely years off.  . . .
